Woodworm
The anobium punctatum is a form of wood-boring beetle, more commonly known as the common furniture beetle.
If an infestation is found early and fully treated, the need for timber replacement is rare. If conditions are right for the infestation to spread however, the replacement of timbers becomes more likely.
The treatment for most wood-boring beetles is a light water-based spray. The active ingredients of these sprays has changed greatly over the years. Current spray treatments no longer leave a strong smell and the owner can re-enter the property on the same day.
Dry rot
Serpula lacrymans, or dry rot, is one of the most aggressive forms of fungal decay. It is, however, quite rare. In most cases, decay found in buildings is one of the many forms of wet rot.
Dry rot can be treated, but the best cure is prevention. It is wise to keep your property in good repair, so that fungal decay cannot reach the conditions needed to establish itself.
If you find on surfaces a red dust you have not noticed before, or joinery cracking with no sign of dampness, it is advisable to have a survey carried out as these are often the first signs of an outbreak of dry rot.
